While you are away
A tropical house left unattended soon starts to suffer: humidity reaches the wardrobes and textiles, the pool turns green, the garden loses its shape within a month. We keep the villa as you left it.
- regular walk-throughs with photo reports: doors, windows, appliances, any sign of leaks;
- airing and dehumidifiers, checks on dressing rooms, textiles and the wine cabinet;
- pool, garden, air conditioning, pumps and generator—on schedule, with vetted contractors;
- electricity, water and internet bills—we track the due dates and agree with you how they are paid;
- before the rainy season, the roof, gutters and drainage; after a storm, an unscheduled inspection;
- keys and access—under rules agreed with you: who holds the keys, who may enter the house and when.
Staff, without the search or the awkward conversations
Villa manager, housekeepers, chef, gardener, pool technician, driver, security—we recruit, check references and remain your single point of contact. If someone falls ill or is not the right fit, we find a replacement; the conversation and the final settlement under the law are ours to handle.
Since 2024, household staff in Thailand have worked under full labour rules: no more than 8 hours a day and 48 a week, one day off a week, 13 paid holidays, annual leave after a year of service, and pay no lower than the minimum wage. So a chef needed every day from breakfast to dinner needs a relief chef: we work out the schedule and the budget from the start.
Security comes only from licensed companies: security businesses are licensed by the police, and only Thai nationals may work as guards. Staff from abroad—a chef, for example—we propose only if such a person is among those we have vetted and holds a work permit.
The household, while you are in residence
- groceries for your arrival from your list, wine, flowers, baby food;
- a chef and a menu to suit your routine and diet; for a chef’s dinner, see Celebrations & Events;
- minor repairs: plumber, electrician, air conditioning—we call the technician and sign off the work ourselves;
- laundry, ironing, dry cleaning;
- notification of foreign guests (TM30): by law, the owner of the accommodation files it within 24 hours. We remind you of the deadline and prepare the documents.
How it works
Getting to know the house. We walk through the villa with you, in person or by video call, and note how everything works and who is responsible for what.
Agreement. We agree the scope of work, the staff and the monthly budget.
Reports. At regular intervals: photos, expenses, what has been done and what needs your decision.
Before you arrive. We prepare the house to your list—from the temperature in the bedrooms to what is in the fridge.
